During the high winds last January, our old chimney gave us a few headaches! It’s not just active ones that can cause problems, ours was unused as we’ve had a gas fire for years!
We’d made the mistake of not having the chimney pots taken down years before and last year they finally blew clean off, hitting the roof, smashing tiles and catching the guttering on the way down!
Finding someone to repair the damage and seal off the chimney was a nightmare & some of the people we’d contacted were more interested in what our insurance excess was before they’d quote us a price!

Chimney pots can be very dangerous if not maintained I have been on a lot of roofs where we have been able to dismantal chimney brockwork just by using our hands and literaly picking the bricks off one by one!
With a lot of insurance work it can be a long time before the builder gets paid, its not unusual for them to allow a bit more in the quotation to cover this
